A high concentration of top schools and proximity to UCT, and an enviable lifestyle is driving family buyers to this Southern Suburbs property hotspot.
Rondebosch has the highest concentration of schools in the country with no less than 18 in the suburb (according to Wikipedia). It is also home to the highest concentration of top performing schools when it comes to the annual matric results including Rondebosch Boys, Westerford High, Bishops (Diocesan College), SACS (South African College School) and Rustenburg Girls High School.
Charmaine Scott-Wilson, a Seeff agent in the area says that all of the schools in the suburb are regarded as excellent. The suburb is also ideally located to UCT (University of Cape Town) and medical facilities including Groote Schuur Hospital and the Red Cross Children’s Hospital.
This makes the suburb highly sought after with family buyers, students and medical professionals, says the agent. Another interesting point, is the close proximity to major sport stadia such as the Newlands Rugby and Cricket grounds and Athlone Stadium. Another feature, is the large greenbelt area, the Rondebosch Common for walking, dog walking and cycling and of course, the fabulous views of Table Mountain.
The suburbs is leafy and offers a stunning lifestyle and it is no surprise that it is attracting buyers from across the country including luxury Johannesburg and other upcountry buyers looking for a home close to top schools.
Despite the challenging economic climate, the overall sales in unit and Rand-value terms for this year is only marginally down from last year. The average selling price of full title property though is up by 13% from last year and 93% over five years and now stands at R5.4 million.
The average range for family houses tends to be around R4m-R8m, but super homes can reach R18.25m for a rare contemporary home in a modern Cape vernacular style that breaks with the traditional character of the suburb. It epitomises luxury for a family and is within walking distance of Bishops, Rondebosch Boys, Oakhurst and Micklefield and offers easy access to UCT, the sporting venues and major arterial roads.
The land is bigger than the norm at over 2100sqms and the house a spacious 500sqm-plus, she says. This fabulous home feels like a Constantia estate with stunning landscaped gardens with water features, a beautiful courtyard entry, lovely entertainment area with a solar-heated pool, de-ionised borehole water and garaging for four vehicles. The property is also fibre-ready.
It includes a fully fitted wine cellar with a wrought-iron gate along with all the extras that a family will need, spacious living rooms with fireplaces, large kitchen with a laundry, solid White Oak engineered wooden floors and three large bedrooms, all air-conditioned and with luxurious en-suite bathrooms with heated towel rails and more. The home is also techno-friendly, fully kitted out with TV, HD, LAN and telephone links. There is also a self-contained one-bedroomed flat with a kitchen and private courtyard, ideal for a teenager, elderly parent or housekeepers’ accommodation.
The market performance and average price growth shows that Rondebosch is an excellent property investment. The central location and desire for good schooling is a big draw-card that will no doubt continue to boost demand and property values.
