No matter what the economic “weather”, there is always demand for property in Moreleta Park, thanks to its excellent location about 12km to the south-east of the Pretoria CBD and adjacent to the luxury Woodhill Golf Estate.
“Moreleta Park is also within easy reach of Centurion, Midrand, Johannesburg and OR Tambo International airport, as well as the burgeoning Menlyn commercial node,” says Anton van der Walt, owner of the Chas Everitt International franchise for Pretoria East, “so there is never any shortage of buyers here, even when times are tough.”
This underpins a steady growth in prices, he says, which have risen by 7% to 8% in the past year and made the area one of the safest investment prospects in the Tshwane metro.
"Other attractions of the area," says Van der Walt, "include an excellent mix of property types to suit a variety of buyers and budgets, hilly topography which means that many homes offer lovely views, and good schooling, shopping, entertainment and sporting amenities for families."
“According to property data company Lightstone, just over 60% of the homes in Moreleta Park are sectional title apartments, townhouses and duets, and these are very popular among career couples and young families. The current average selling price is R1,02m, but there are two-bedroom apartments available for around R650 00, and good quality two-bedroom townhouses at prices from around R700 000.
“Three-bedroom townhouses popular with young families start from around R850 000 and range up to about R1,2m, and there are also four-bedroom options available at prices from around R1,3m, but we find that buyers with older children are increasingly favouring freehold homes in security estates, which make up about 26% of the stock in this area.”
Prices for homes in Moreleta Park estates such as Hillside, Meadows and Wingate, he says, start at around R1,8m, and range all the way up to about R5m for magnificent four and five-bedroom mansions, while houses in the new Taemane Golf View estate are now selling for R2,175m to R2,57m.
“There are also quite a number of boomed-off security areas in Moreleta Park, and more traditional, three-bedroom, two-bathroom suburban homes in such areas are available at prices from around R1,5m.”
Van der Walt says that 58% of freehold sales in the past 12 months took place in the R1,5m to R3m price bracket, and that 44% of residents in the area are in the 35 to 50 age range, with a further 33 falling into the 50 to 65 range.
“As for amenities, the suburb is just a few minutes’ drive from all the shops and entertainment venues in Menlyn, but even closer to the Parkview and Woodlands Boulevard centres which also have a huge range of retail outlets, restaurants and entertainment options such as movies and the Barnyard theatre.
“For golfers, the Woodhill Estate Country Club and Wingate Golf Club offer plenty of scope, and there are also many other sporting facilities and clubs in Moreleta Park, while the Moreleta Kloof Nature Reserve offers a number of guided hiking trails.
“The suburb is also home to two private hospitals and is close to many sought-after public schools, including the Constantiapark, Glenstantia and Elarduspark primary schools and the Garsfontein, Waterkloof and Glen high schools. The Pretoria Chinese school is also in Moreleta Park, while the private Woodhill College, Doxa Deo and American International schools are just a short distance away.”
