Waterfall estate pours with appeal

This lifestyle estate in Gauteng caters for home buyers of all types – from young professionals, to families and retirees.

The lifestyle development, Waterfall estate, situated mid-way between Johannesburg and Pretoria on a 2200ha tract of land triangulated by Woodmead, Kyalami and Midrand, boasts various sub-estates and a host of amenities, offering a broad range of properties from smaller units to larger homes. “While families are keen buyers in the estate, there is something for everyone - from singletons to married couples and retirees, and for all different budgets,” says Corlia Reuter, Property Consultant at Jawitz Properties Midrand. “All walks of life are catered for.”

Properties range in size in the various sub-estates, such as in Waterfall Country Village, where stands on average are 600m2 with homes at between 300m2 and 550m2, prices are between R5.5 million and R8 million, while in Waterfall Country Estate stands are more in the region of 1100m2 with homes sized between 450m2 and 850m2 and priced in a range from R8.5 million to R17 million.

Waterfall Equestrian Estate, meanwhile has much larger stands varying around 8 500m2 and prices can range from R18 million to R55 million. Recently in Waterfall Equestrian Estate, Jawitz Properties Midrand hit a record sale for the franchise, selling a home at R22.5 million – very close to the asking price. “This was a thrilling indication of the growing popularity of estate living,” adds John Conradie, Senior Property Consultant at Jawitz Properties Midrand.

Make yourself at home

Waterfall state is still growing, with empty stands still available. “Once stands are purchased, owners have three years to build,” Conradie says. “Estate living is becoming increasingly appealing for prospective buyers. More and more people want a gated community-feel with all the necessary amenities on site.”

In Waterfall estate, you don’t really have to leave the area at all, encouraging the feeling of security, coupled with convenience, and as the estate continues to develop, so do the appealing attractions. From 17kms of walking/jogging trails and mountain bike tracks that ribbon through the estate’s 600 acres of indigenous green belt – complete with bird hides, park benches and drinking fountains along the way – Waterfall estate offers an appealing outdoor lifestyle.

“It’s no secret that the Highveld climate is one of the best in the world, and the intention here is to facilitate outdoor living. The outcome is a superb quality of life that takes away concerns for safety and instead incorporates a sense of well-being within naturally beautiful landscaped surroundings – all within the heart of Gauteng,” says Reuter.

Top schools including Reddam House and Curro (the high school is currently being built) are situated in Waterfall Country Estate, providing parents with peace of mind for their children to get between school and home. As the estate continues to develop, more schools will be built. Also on site is a Netcare hospital and large clubhouse with a full gymnasium, as well as ‘Mall of Africa’ and the Waterfall Wilds Centre, which both opened last year.

“The estate is so well equipped, one could literally be born in the estate, live and work here and retire here too,” Reuter adds.

Forming part of Waterfall estate is Waterfall Hills Mature Lifestyle Estate, which features 1-3 bedroom homes priced from R2.5 million to R6 million, featuring access to an indoor heated pool, gym, hairdresser, various sport facilities, a restaurant and deli. Apartments are available as part of the clubhouse, and there is a frail care facility on site. Waterfall Valley Retirement Estate meanwhile is a second retirement estate offering homes from R3.5million to R6 million. While there is a clubhouse with various facilities, there are no frail care or apartments available.

Safe and central

Security systems in Waterfall estate are state-of-the-art and seamlessly integrated into the lifestyle of residents, so as not to be intrusive but highly effective. The perimeter of the estate is secured by a four-metre-high reinforced concrete wall, topped with an electric fence. CCTV cameras are in place and on-site security personnel employed. Waterfall estate is just a stone’s throw away from Waterfall City, which is home to many businesses. One also has easy access via Allandale Road to the N1 highway, while OR Tambo and Lanseria Airports are 37km and 28km away respectively. The two closest Gautrain stations to the estate are Midrand, located on the old Pretoria-Johannesburg throughway, next to Grand Central Airport (a small privately-owned airfield), as well as Marlboro, which is next to the N3 highway/Marlboro Drive interchange.

Large business parks are in the process of being built in Waterfall estate, which will be home to large companies such as Group Five, Novartis and PWC, among others.

“You don’t just get a central location living here. Another, and perhaps one of the biggest advantages of buying in Waterfall estate, is the fact that there is a 99-year lease hold, attracting no transfer duty for purchasers. This is a very appealing saving,” Conradie concludes.
