** NOTE: the rent level is below market because my wife, my young son and I come from Germany to use our apartment and it requires that you move out during those periods. We will be there for three weeks from mid-December 2024 until early Jan (only happening this year, not in future), for six weeks from a date in February 2025 and four weeks from a date in August. We are looking for a long term tenant for whom moving out during those periods is possible. During those periods there would, of course, be NO rent or bills to pay. Also, during those periods, we are happy for you to use a large cupboard area to store your stuff while we are at the apartment. Note too that the carpets are going to be replaced likely by mid October. **

The apartment has wide-open sea views and is a spacious 104sqm. It's a fully furnished, modern, high spec, quiet, 2nd floor, 3-bed, 2-bath in Bantry Bay. It has ample storage space.

We're looking for a long-term tenant asap - a single person or a couple (i.e. NOT flat sharers, I'm afraid). The flat is fully furnished and so we prefer that you do not bring your own furnishings, appliances, cutlery, crockery etc, unless absolutely necessary.

The only bills other than rent are: 50mbps fibre (R749pm currently), the prepaid electricity that you use and the electricity meter standing charge (around R250pm currently). These are payable only when you are at the apartment.

** Other things to note about our apartment:**

1. Parking is NOT offered with the apartment. Secure parking bays on the property of the building do fairly regularly become available with other owners renting theirs out. You would be added to the block's WhatsApp group where you can ask about availability and cost, but we cannot guarantee you'll get one quickly or at all. Our previous tenant did manage to get one after a month.

2. There are building works happening in 401 (two up and one over from our apartment) that will end earliest in November but which may go on until mid-Dec or even into January (with a break for builders' holidays). You're likely to be able to hear it at certain times during hours (weekdays between 8am and 1pm and from 2pm till 5pm), but hopefully it's not so loud that you couldn't, for example, have a Zoom meeting.
