The house was designed by the multi-award-winning architect, Heini van Niekerk. No expense was spared to ensure the property is both spectacular and practical. The stand was excavated to street level, providing easy access to the large garages capable of storing a boat, caravan, motorbikes, and vehicles.
To prevent moisture from entering the building, polystyrene was used in the ground floor slabs instead of the traditional damp course. Extensive drainage and seepage pipes were installed at great cost to ensure the building''s integrity. Despite heavy rainfall in the area, no moisture has been detected inside. All sub-surface vertical walls were torched with Derbigum, rather than the typical waterproof sealer that contactors paint onto walls.
Regarding structure and concrete, all slabs were cast with 25MPA ready-mix concrete. Significant amounts of steel were used in the floor and roof slabs to avoid the need for down-stand beams, which would obstruct views and disrupt the flowing design / vista.
Only the best quality bricks and top-tier subcontractors were used in this construction. Provisions for electrical, plumbing, sound and multimedia systems, security (including cameras), and air conditioning have already been made within the walls.
The architect''s plans also include provisions for greywater (with a large underground storage tank at the back of the house) and a distribution board in the garage with space for solar and battery backups.
This house was a dream project for the owner, who never intended to sell it. Unfortunately, the financial impact of the COVID-19 pandemic has made it impossible to complete the project.
Designed over 18 months with meticulous attention to detail, the current structure allows for flexible use of spaces. Prospective buyers have considered using it as a guesthouse or accommodating two families without sacrificing privacy.
