37.3 ha Farm in Robertson
WORKING/LIFESTYLE FARM AT THE FOOT OF THE LANGEBERG
Agrisell is privileged to offer this farm for sale on an Exclusive Sole mandate.
The 37.3-hectare dairy and irrigation farm is situated close to Robertson, at the foothills of the Langeberg mountains, with the Willemnels River forming part of the north-western border. A constant free flow of water runs off from the mountain streams. With this region being well-known for its mild climate, there is minimum frost during the winter.
The farm is situated approximately 7 kms from town, off a well-maintained 3.5 km gravel road. An automated gate leads to the lush garden and homestead.
Should a buyer be interested in continuing with the business, details of the production and marketing processes will be readily available.
The farm is well-known for its high-quality Jersey milk and specialist cream. The Jersey herd has free reign on the farm and the owners, who have decided to retire from this successful enterprise, implement the strictest breeding policies.
One of the current owners originally hails from Cornwell, the home of clotted cream. They specialize in clotted cream for which they have received major awards over the years and all of their products are 100% pure.
Large quantities of their products are delivered to top-notch restaurants and 5-star hotels in Stellenbosch and the Greater Cape Town area. With constant increases in tourism, especially in the Western Cape, there is much room for expansion in the market.
Farming infrastructure consists of a fully operational milking parlour system, a pre-cooled storage capacity for milk in stainless steel tanks, silo, three storage sheds, and an under-roof, heated feeding area for calves. At present, 100 cows are kept.
All pasture camps are sub-divided into smaller areas for easy management.
An abundance of water, registered with the Breede-Gouritz Water Scheme, is obtained from the farms own mountain weir. A constant water supply flows into the farm storage dam, and is gravity-fed to all the pastures covering about 5 hectares, and irrigated by permanent sprinklers.
A borehole supplies clear fresh water from an underground natural reservoir, at an estimated 90,000 litres per hour. If needed, it can serve the entire farm.
A list of moveable items that could be included in the sale, to structure it as a running concern, is available on request.
The property is equally suitable as a getaway destination for weekenders, with two mountain trails nearby, and other tourist activities around the town and valley below.
The original homestead was built in 1850, and the current owners undertook a complicated rebuild and extension to convert it into a comfortable home, offering modern facilities that blend into the character of the original home. All plans were submitted to Heritage Western Cape for prior approval.
The front entrance leads into the dining room with a chequered floor that matches the adjoining kitchen. The rest of the home has extremely durable Jatoba wooden floors. The TV room leads off the dining room, and the drawing room, with high gabled ceiling, includes French doors and a large functioning fire-place.
Two ensuite bedrooms have fitted cupboards and the third bedroom doubles up as an office. No expense was spared on fittings. The guest cloakroom, leading off the TV-room, and the bathrooms are decorated with Swiss and Italian finishes. The master bedroom features French doors that lead onto the veranda with views over the spectacular mountains close-by.
The master bathroom and kitchen have underfloor heating, while the kitchen and scullery are furnished with German-made cabinets and a modern, large Falcon electric range. The scullery leads onto a paved area and the back-garden. The wide wrap-around veranda, stone lapa with fitted furniture and braai area all contribute to easy entertainment.
The house, lapa and sparkling swimming pool are all surrounded by lawns and a large variety of mature trees and decorative shrubs
The veranda also contributes to keeping warmth in winter and sheltering the house from heat in summer.
A large attic that could be converted to additional accommodation, is reached by a wooden, external staircase.
A separate private flat, situated beneath the master bedroom, with its own full veranda, and steps leading onto garden, shares the views over the majestic mountains and lush garden. This flat is also finished in quality tiles and fittings, and can be rented out, on a permanent basis, or to tourists.
Application can be made to have more holiday cottages built in secluded spots on the 32 ha of undulating hills covered in veldt.
Two staff cottages are available.
This productive farming unit is for sale as a running concern at R19.5 million (excluding VAT).
Should the buyer be VAT registered, the sale can be structured at 0% VAT.
