A diverse range of products ensures a steady flow of income, year-round.

Listed water rights of 40 Ha

Due to the large mountain catchment area, and water rights from the Olifantsdoorn Water Scheme, the farm has ample available water that is stored in 5 dams.

Three boreholes yield water of very good quality at:

9 000 litres/hour (equipped with solar pump),

37 000 litres/hour and

45 000 litres/hour

Water test results are available.

Irrigation is done by drip - or micro irrigation.

The present stored water available is sufficient to expand plantings to about 52 ha, and with expansions to the infrastructure it will be possible to expand even more. Land that was previously used but overgrown by veld, can be developed and the soils are typical of the arable land in the area, with good production potential for crops such as citrus and blue berries, or more vineyards and fruit orchards.

Infrastructure includes the following:

Boutique Wine Cellar and Trade Mark

The farm has its own boutique wine cellar and equipment. While it currently is inactive, this can be redeveloped into a bigger brand under the owners own lable. The boutique wine trade mark, as well as the shares in McGregor Cellar, are included in the sale.

Main House

A large four-bedroom homestead takes centre-stage with its cool garden, swimming pool, well-kept wooden floors, spacious rooms, various seating areas, a study, a braai area, deep veranda and modern kitchen with scullery.

A double garage, 1-bedroom flat, farm shop with freezer room, 2 storage rooms, wine cellar and workshop surround the main house.

The second house includes 3 bedrooms ( one being en-suite) kitchen, open plan lounge/dining room, sun-room, an enclosed front porch and carport.

A third house has 2 bedrooms (one being en-suite), open plan lounge/kitchen and additional bathroom.

All three houses are occupied by the family and could be turned into top-class guest accommodation by future owners.

Staff houses

Only three of the 8 staff houses on this farm are being utilized. All of these are in good state of repair and some could be converted into cottages for tourists that flock to this area.

Sheds and Implements

Two storage buildings [ 24 m x 12 m and 24 m x 10 m] house implements and tools. A complete list of these movable items that are included in the sale, is available.

School

The farm also accommodates a well-established, popular, privately-owned school on the farm property. It is rented to the Department of Education.

All in all, this is an excellent, diverse farm and stable economic unit.

Access to the mountainous areas is on foot. Here one can go for long walks with the family dogs, marvel at the scenery and breathe in the fresh air of the beautiful country-side.

The complete farm consists of five title deeds Plans have been submitted for having the five portions redivided. Therefore two portions of, respectively, 152.6 ha and 64 ha, could be marketed to city-dwellers who want a retreat into the countryside. Access to the two smaller portions would be private and independent of each other, and will not affect the working farm. They consist of hills and valleys, offering a number of options for building a hide-away home for week-end get-aways. Solar power will be the answer and the Seller would allocate water for domestic use.

The asking price is R 19.5 million, plus VAT.

The farm can be sold as a running concern in a company, with a transfer of shares, and no VAT will then apply
