The property is situated at the base of the Van Stadens Mountains overlooking the Crossways Farm Village near Thornhill. It is 43km from central P.E. and 41km from the middle of Jeffreys Bay. The property is accessible by the N2 off ramp just west of the Van Stadens Bridge and is then just 3,5km from the N2.

Description
All property descriptions will boast about stunning views, but I assure you it''s difficult to top the incredible vistas one enjoys from almost the whole extent of this piece of land. One has an unparalleled picture of the Crossways Farm Village, the Van Stadens Wild Flower Reserve and the Indian Ocean all to the south plus then spectacular mountain views to the north. The topography is gently sloping with excellent grazing thanks to the distinction of having deep soils as opposed to the shallow gravel one normally encounters on mountain tops in this area. There is plenty sign of small antelope such as bushbuck, grysbok and duiker.
Veld types
Considering its compact size the property has a fair variety of flora. As described, the flat to gentle slope is dominated by the perennial Pannicums, Themedia Triandra, Kikuyu and Cynodon Dactylon. While the latter grass species can be of marginal value in harder areas, by virtue of the fertile soils and high rainfall enjoyed here, it is a superb grazing grass and is well used right through the year. The gentle slope also offers a fair mix of valley bushveld trees with good under canopy grass cover. There is also a fair amount of alien tree species like black wattle and bluegum.

The farm falls in a transition summer / winter rainfall area with an annual average of 800mm.
Improvements
The property is not currently enclosed so some fencing would be required by the new owners. The only structure at present is a rather basic wooden cottage. The cottage sits in the northern corner of the property and it has distant sea views as well as magnificent mountain views. The property has a strong borehole and water gets pumped to an elevated cement water reservoir from where its gravity fed to the cottage and can also be reticulated elsewhere on the property for stock watering points for example.
Conclusion
It is seldom that I have the opportunity to present a property that offers excellent value for money considering the great position and size etc. I can stumble on for hours about the views, ideal locality, beneficial aspect/orientation and high rainfall etc but it is really a place that one has to see for yourself. The fact that it marries genuine rural living with excellent schooling (Woodridge Private School) right on its doorstep makes this area of the province almost unique and it would prove a very rewarding acquisition and superb place to live.
