Pulse Property Group (Pty) Ltd (Pulse Property Group) specialises in the investment and management of affordable residential and student accommodation in the main urban centres of South Africa. Although Pulse Property Group and its branding are relatively new (established in 2012), the property portfolio and the management team have been built up over the past 12 years, having previously traded under the name of Real People Housing.
Pulse Property Group therefore effectively entered the low to middle income housing market in 2000 and initially focussed on acquiring and on-selling separate title houses and sectional title flats across the country.
Since 2005 it began focussing on investing in blocks of residential flats and now owns approximately 1,300 residential units countrywide.
In 2007 it embarked upon establishing an affordable student accommodation business and currently owns and manages 32 blocks, accommodating close to 4,000 students.
As a testament to management's ability to operate successfully in this market, a Special Purpose Vehicle (SPV) was established together with the Housing Impact Fund of South Africa (HIFSA) in order to fund Pulse Property Group's growth in its property portfolio.
Pulse Property Group's portfolio is held in various subsidiaries, with all management and administrative functions being performed by another subsidiary, Pulse Property Managers (Pty) Ltd.
Pulse Property Managers has offices in Pretoria, Johannesburg, Florida, Bloemfontein and East London, with staff being employed in various functions ranging from revenue collection, property management, property development and refurbishments, and finance and administration.
Pulse Property Group will continue to grow its portfolio of residential and student accommodation buildings over the next few years, and will shortly be marketing its proven ability in revenue and property management to selected property owners wishing to appoint external parties to manage their portfolios.
