Location is clearly a huge thing. This streetwise store is the place where friends like to meet. Its small and intimate, vibey and relevant. The options here are endless. Its currently a bagel/coffee shop, but would suit a small café or shop, a takeaway or farmstall with easy access off the street or super office space. Its position says it all over the road from the University, on the road for passing trade, and down a leafy sidewalk for the strollers passing by.
