Property practitioner at Tyson Properties Southern Suburbs, Priscilla Young, who is walking potential buyers through this stunning property, admits that it is at the top of the price list but perfectly reflects the essence of a well-appointed suburb that is regarded as Cape Town’s finest.

“Constantia offers incredible value whether you are buying at the top or at entry level. Prices start at about R8 million and go all the way up to R100-million,” she explains.

Constantia has always shown steady growth and, even at the height of the pandemic, turnover from property sales topped R1.5-billion per year, she adds.

Between January 2023 and the end of February this year, the marketing price for Constantia properties averaged R20-million. The average achieved price was R18-million. However, sales of R75 and R38 million were also recorded together with at least nine above R20 million. Property prices grew by between 5.5 and 7% irrespective of where buyers found themselves.

That’s because buyers are extremely varied and can extend from Constantia residents who are downsizing to local families semi-grating from other areas to Cape Town, from foreign families relocating to enjoy a better lifestyle to international investors, otherwise known as ‘swallows’, who are buying second or even third homes.

The latter, very conservatively, account for about 30% of the market and cannot believe that they can get this much bang for their Dollar or Euro, she says.

For Young, there are a number of compelling reasons for buyers to invest in Constantia – the value from large properties that can extend to a couple of acres, the rural setting that is nevertheless extremely close to main centres such as Hout Bay, Muizenberg or the Waterfront, some of the country and even the world’s finest restaurants and top notch retail in Constantia Village, Checkers Emporium and Cavendish Square - not to mention, the nearby Steenberg Golf Estate, arguably the best suburban course in the Western Cape.

However, it is the things that money can’t buy that matter most – the beautiful greenbelt that not only promises scenic drives but trail running and mountain biking trails, plus the surrounding vineyards and wine estates, including Constantia Uitsig, Groot Constantia, Constantia Glen, Beau Constantia, Buitenverwachting, Klein Constantia, Steenberg, and Eagles Nest.

She says that, when driving from the Tyson Properties office in Constantia – which has incidentally grown its footprint considerably over recent years – agents often stop to allow folk on horseback to cross the road.

“It certainly is something of a protected haven,” she admits, referring to a family friendly suburb with easy access to entertainment and lifestyle facilities as well as some of the best public and private schools in South Africa – including Reddam House, Springfield, Constantia Waldorf, American International School and Constantia Pre Primary.

The good news is that there is something for everyone – from upwardly mobile professionals to young families and even retirees. Unlike in most cities, the majority of sales are still freehold properties but there are also many buyers who are now downsizing to mini estates.

“Many mini gated estates are coming online with two to three units depending on the ground available. We expect the sectionalising of properties in Upper Constantia to continue. After all, the city of Cape Town is now pushing densification as there seems to be less and less land available!” she continues.

That said, Young stresses that Upper Constantia remains a very fluid market with up to 300 properties on the market at any one time. “There is still a lot of money coming into the country. It is reassuring that interest levels are high and that people are wanting to buy here,” she says.
