One of the most surprising rental performances in the first quarter of this year, is the Free State, says PayProp. It is the second fastest growing province for rental escalations despite it recording the second lowest average rental in the country at R6 927 per month.

Bloemfontein is the capital of the Free State, and South Africa’s judicial capital, host of the Supreme Court of Appeal. It is also the Free State’s largest city. It is fondly known as Bloem, the ‘City of Roses’, and Manguang, meaning ‘the place of cheetahs’. This area has more than 36 neighbourhoods, with six main that are considered vastly different from one another:

  • Universitas: has a large number of educational facilities in the region, including the famous Grey College from whence many SA sports personalities have graduated. This makes it a vastly popular area for student rentals.
  • Baysvalley: Known for its modern homes and estates that appeal to families and retirees, the area is close to newer retail centres and recreational facilities.
  • Waverley: One of the city’s oldest suburbs, with tree-lined streets and a registered nature reserve.
  • Westdene: The oldest suburb in the northern part of Bloemfontein is characterised by charming, older homes yet still close to popular shopping and sports facilities. Also close to business hubs.
  • Langenhovenpark: Very popular among the youth, this affordable suburb offers a large range of retail, school/educational facilities, and markets.
  • Heuwelsig: A very sought after area, close to some of the best medical centres in the city and excellent schools. It offers spacious homes with stunning landscaped gardens.

Estate living: Described as a stunning luxurious 3-bed property with entertainers braai- or sun-room, modern kitchen with island, beautiful finishes, spacious open-plan style, two full bathrooms and balcony’s, small dogs allowed in Wild Olive estate: R18 000.
