We are proud of our well trained staff that administers nearly 2000 Sectional Title units together with an equal amount of rental units, with the assistance of a proven computer network and other in-house systems.
We manage Sectional Title Schemes in all areas of Pretoria, Midrand and surrounding areas.
We also act as rent collecting agents for leased units in these schemes.
Our business is known to its clients as having a reasonable and acceptable fee structure for its services, which is negotiated annually with the trustees.
It is our practice to be closely involved in all aspects of the management of properties under our administration.
On request monthly levy statements are being sent to the owners reflecting the opening balance and levies payable.
Every month end the chairman is provided with a financial report showing full details of all levies received and outstanding for each unit as well all expenses paid and the total balance of funds on hand.
The annual budget can be measured against the actual results and this act as an effective management fee for the trustees.
All relevant financial records are handed to the auditors on a yearly basis, who in turn attend to the preparation of audited financial statements.
On receipt of the draft audited financial statements they are presented to the trustees for consideration and recommendation to the Annual General meeting for final approval. This is accompanied by a proposed budget, levy schedule and revised values for insurance purposes and the Chairman’s report.
The Annual General Meeting is then convened and attended by ourselves.
Assistance is offered to owners, trustees and the caretaker in the daily management of the Body Corporate affairs.
Problems arising, requests and instructions from the trustees are attended to.
Trustees meetings will be attended by the managing agent on an invitation basis with at least 7 (seven) days prior notice. All minutes of trustees meetings must be sent to the managing agents’ offices as these minutes serve as a method of communication between the trustees and our offices.
