What type of developments generally appeal to buyers?

In South Africa, where crime is an issue, the demand for houses in a secure estate is constantly on the rise. In addition, buyers nowadays are very clued up. They do research on the internet, they are very aware of pricing, and they obviously are attracted by successful developments in a good location. They are looking for the perfect family home with a garden in an estate where they can access lots of amenities, coupled with an affordable levy. Properties such as these are the top sellers. The finishes in a house, especially in the kitchen and bathroom, can make or break a deal.

What is driving demand for property on estates in this area?

Gated estates now make up a massive portion of residential property on the North Coast. Why is this happening? Firstly, South African parents are wanting their families to grow up in neighbourhoods and communities where children can roam freely, play outdoors and have communal amenities such as swimming pools, tennis courts and gyms all safely within the walls of their chosen community. Secondly, return on investment is important. Over the past 10 years it has been proven that when you sell your land or property in a gated estate, there is a greater return than on homes sold in residential areas.

What continues to draw buyers to the North Coast, and why do developments in this area appeal?

The quality of estates on offer is obviously the main reason that developments continue to draw buyers from all over the country. Good private schools, including Curro Mount Richmore, as well as terrific shopping facilities up and down the coast allow those living out this way a lifestyle like no other. They enjoy the convenience of town living without the hustle and bustle of city life. Developments are also a popular choice for those looking at retirement options in secure, well-run estates. Remember that coastal property prices are often significantly lower than those in similar estates in Gauteng, which is always going to boost buyer interest.
